Planning staff said both the city engineer and the fire marshal reviewed the proposed radius and indicated they were "okay with the deviation," but because the design departs from the city details the Planning Commission needed to approve it rather than staff handling it administratively.
Engineer Garrett Ridge (representing the owners, with Philip Lewis noted) told the commission his team took over utilities and site design and that the smaller radius better suits the duplex lots and anticipated lower speeds on the private drive. Ridge said the drive will remain private and be maintained by a property owners association.
Commissioners asked whether the fire department could access the drive; staff confirmed fire reviewed the design. With no public opposition, commissioners moved, seconded and voted to approve the deviation.
Staff said approval would allow the plat process to advance; a preliminary plat signature was forthcoming if other review steps conclude successfully.
