The Conway Planning Commission voted Jan. 20 to recommend that City Council rezone 2125 College Ave from O3 (restricted office) to C2 (neighborhood commercial).
Planning staff said the parcel contains a 7,500‑square‑foot shopping‑center building in the Conway Design Overlay District, has nearby hospital and multifamily uses, and that C2 zoning would allow retail, clinic or restaurant tenants more flexibility. Staff estimated typical daily trip generation for likely tenants at about 413 vehicle trips and said Conway Corp. utility services are present at the site.
Applicant Bryce Richardson said the building has operated under a conditional use permit for a pharmacy for 15 years and that rezoning would broaden tenant options; he said an office tenant is signed and the applicant is negotiating for a food tenant at an end cap. A motion to recommend approval was seconded and approved by voice vote; staff reminded commissioners the item will go to city council as early as Jan. 27.
