Kettering Planning Commission approves replat of Lot 19 at Kettering Corporate Center

The Kettering Planning Commission voted unanimously Wednesday to approve a replat of Lot 19 of the Kettering Corporate Center (PC-25-012), splitting the parcel so the fire headquarters and detention basin remain on a 6.194-acre lot and creating a new roughly 2.5-acre Lot 20.
City Planner Dave Roller told the commission the property is located south of East David Road, near the Display Lane/Skate World property and is bounded by Glenstead, Hempstead and East David Road. Roller said staff reviewed the submitted plat under the city of Kettering subdivision ordinance and found it in compliance. "We do recommend approval of the replat. We don't have any conditions," Roller said.
Commissioner Carol Fisher moved to approve the final record plan for Kettering Corporate Center, Replat No. 1; the motion was seconded and passed on a roll-call vote. The chair called each commissioner by name; Carol Fisher, Ray Waskey, Ken Lackey, Don Rethman and Chair Troy Irbis each answered "Yes." The chair declared the motion carried.
Roller said the split is being pursued to allow a transfer of the newly created lot to an organization mentioned in the staff presentation (the transcript records the name incompletely); the staff report and the motion identified the surveyor on file as Thomas Marsh of Marshland Surveyors. The staff noted the approved plat would be available for signatures following the meeting.
No members of the public addressed the commission on the item. After the vote and a brief administrative note about signing the plat, the commission had no further business and adjourned at 7:07 p.m.
Next steps: the approved plat will be signed by commission members and recorded according to city procedures; any party wishing to appeal the commission's action may do so to the Kettering City Council in accordance with local rules.
