The Planning & Zoning Commission recommended approval of a conditional use permit allowing an expansion of an existing auto‑repair facility at 2121 Main Street, contingent on meeting the Old Town General Business District’s side‑setback and building‑code requirements.
Staff (Patrick Byron) told the commission the proposal would enclose a 12‑by‑20‑foot carport to create a service bay. Because the enclosure would create habitable—or occupiable—space, it must meet the 10‑foot side setback required in the Old Town General Business zoning district; the applicant also submitted a variance request. Staff concluded the project meets six of seven CUP criteria and recommended approval with the condition that the expansion meet required setbacks. Staff noted the property has water and sewer and that platting will be required before further permitting.
Owner Lisa Cruz said the business has operated on the site since 1975 and that the application is intended to improve an existing facility rather than create a new use. Commissioners discussed potential landscaping, site cleanup and the distinction between accessory carport setbacks (5 feet) and enclosed building setbacks (10 feet), and they emphasized that if the commission recommends the condition, the applicant may no longer need a separate variance.
Commissioners moved and voted to approve the staff recommendation; the vote carried unanimously (recorded as either 5–0 or 6–0 in remarks; clerk clarified 6–0). The approval allows the applicant to pursue final permitting if the required building and setback standards are met during subsequent reviews and, if necessary, before any Zoning Board of Adjustment relief is sought.
