The Pearland Planning & Zoning Commission voted to conditionally approve a preliminary plat after staff said the owners agreed to include a lot that had been left out of the earlier filing.
At a public meeting, planning staff (Lawrence) explained that a recent agreement between two property owners resolved a boundary dispute and that restoring the southern lot will return the subdivision to the 11‑lot configuration previously approved. Staff recommended conditional approval with the requirement that the additional acreage be included prior to final plat submittal.
Commissioners asked how the conditional approval would affect later review of the final plat and whether the city retains enforcement options prior to final plat approval. Staff said the condition preserves the development path while ensuring the final plat matches the preliminary configuration, and explained that if the final plat increased lot counts beyond the approved preliminary plat, the developer would be required to obtain a new preliminary plat.
After discussion, the commission moved and seconded the conditional approval; the motion carried by vote of 6–0. The condition requires the developer to include the additional southern lot in the final plat materials submitted to staff before final plat acceptance.
The action is limited to preliminary‑plat approval with the stated condition; any subsequent changes at final plat or during permitting will be subject to the city’s normal review and approval processes.
The commission’s recommendation will be forwarded to the City Council as part of the regular land‑use process.
