The Planning & Zoning Board voted Jan. 14 to approve a major site plan for the First I‑95 distribution center (phase 2), a two‑building warehouse and distribution development in an industrial zoning district.
Staff presented the project and recommended conditions including (1) amending a 20‑foot access easement to align with the proposed driveway, (2) providing a recorded cross‑access easement with the property to the northeast for billboard maintenance access, and (3) meeting standard pre‑permit conditions before building permits are issued.
Jocelyn Aldez, representing the applicant, First Industrial, said the two one‑story buildings cover about 315,000 square feet, provide roughly 300 parking spaces and approximately 104 loading spaces; loading is arranged inside an interior courtyard to screen views from adjacent streets and I‑95. Aldez confirmed the applicant agrees to staff’s three conditions.
During public comment, resident Ed Phillips urged developers to hire local workers; the applicant said tenants are not yet identified. A board member moved to approve the site plan with staff‑recommended conditions; the motion passed by roll call with all present members voting yes.
The approval is conditioned on the listed easement and pre‑permit requirements; building permits and zoning compliance permits must be obtained before construction begins.
