The Deerfield Village Board approved a final development plan for a 112-unit multifamily rental project at 155 Fingston Road that includes a Primrose child daycare center and 11 units designated as affordable under the village affordable housing ordinance.
Planning staff told the board the final plan is in substantial conformance with a previously approved preliminary development plan. The final submission retained the previously approved building height, elevations, landscaping and vehicular access points; the planning commission voted 6–0 to recommend approval and a planning commission member was present for questions.
Trustees and staff discussed pedestrian safety at a nearby curved crossing where the developer agreed to add electric vehicle chargers, a pedestrian refuge island (refuge), and a rapid rectangular flashing beacon with an advanced warning flasher because of sight-line issues. Trustees expressed support for the safety measures and the additional EV chargers.
The board moved to accept the planning commission recommendation, and the motion passed by roll call. Staff said they will work with the developer on the development agreement and ordinances, which are expected to return to the board at the next meeting or the first meeting in January.
