Developer seeks relief to shrink pipeline exclusion zone for St John Commons lots

Doug Redick of DVG described a conceptual resubdivision of Lots 14 and 15 (plus a portion of Outlot B) in St John Commons to increase buildable width where the current pipeline exclusion zone limits lot usability.
Redick said the original design used a 50-foot pipeline exclusion zone measured from the pipeline-easement edge; he asked the commission for relief to reduce that exclusion to 20 feet in the immediate area so the lots would gain roughly 20 feet of buildable width. He said a proposed walking path would remain outside the pipeline easement. Redick noted that both lot owners and an adjacent outlot owner must participate in the resubdivision and that the neighbor to the north indicated support.
The commission granted permission to advertise the resubdivision and directed the applicant to return for a public hearing with participating owners.
