Planning Director Conrad Omedo presented UDOTA 2‑25, a set of about 24 text amendments to the town’s Unified Development Ordinance. Key changes include clarifications on quorum requirements for the Planning Board and Board of Adjustment, exempting small playground installations from zoning compliance permits on residential lots, refining driveway and fence standards, a notable increase in the maximum building size allowed in the neighborhood commercial district from 5,000 to 10,000 square feet, and comprehensive updates to stormwater provisions to align with state rules.
Omedo noted the amendments were reviewed by the Planning Board (unanimous recommendation) and discussed at a November 3 work session. No members of the public spoke at the hearing. Council moved and adopted the ordinance and its consistency and reasonableness statement by voice vote.
The adopted edits are procedural and technical but include substantive items (stormwater compliance and commercial building size) that will affect future development reviews.
