Sidewalks Phase 2A update: $3.8M budget, contractor savings, ADA fixes and change orders approved

Brett Kavanas of Garver updated the MAPS Citizens Advisory Board on Nov. 6, 2025, about field progress on Sidewalks Phase 2A, which focuses on Lyrewood Lane, Northwest Expressway and residential segments near 63rd and May Avenue. "This project budget was about $3,800,000," Kavanas said, and the low contractor bid was described as "just north of $2,000,000." He reported the Northwest Expressway segment is about 98% complete and the Lyrewood segment about 65 to 75% complete.
Kavanas said construction began in July and the contract time currently ends on "April 26," though he said crews expect to finish earlier if weather cooperates. The presentation detailed ADA-related improvements: a new 6-foot (and in some locations 8-foot) sidewalk, bus-stop hard surfaces and sheltered stops in coordination with Embark, added handrails at drainage headwalls and a kick-plate change to improve wheelchair safety.
Kavanas identified field-driven adjustments and a change order to add roll-off protection and to address an unexpectedly large commercial water meter found during survey work. He described Change Order #1 to add roll-off/kick-plate protection and referenced a subsequent change-order figure in the presentation; the board then approved a separate agenda item authorizing a $5,850 increase with Nash Construction related to these close-out items.
The board also approved an amendment and Change Order #6 with NASS Construction on Sidewalks Phase 1A to reconcile bid quantities and change water-meter work from a larger reset to a simpler box-raising quantity. The board approved larger design contracts later in the meeting (TEIM Design for Phase 3A/3B) to continue design work on additional sidewalk locations.
What happens next: Contractors will continue field work into the contract completion window with an anticipated final schedule update in the next month; staff will present final close-out items and any additional change orders as needed.
