Thompson House renovations near completion, commission hears scope additions and next steps

Contractor Chris told the Carbondale Historic Preservation Commission the Thompson House renovation is near completion, with windows restored and reinstalled, doors secured and only a few days of painting and cleanup remaining.
“We’re near completion at this point,” Chris said, recapping repairs to porch connections, roof flashings, trim and rodent‑proofing measures uncovered during the work. He said crews have tightened porch separations, recaulked flashings and fixed failing trim to reduce ongoing water intrusion.
Commissioners asked about additional discovered scope and what constitutes necessary work versus preservation choices. Staff and commissioners discussed a phased approach: immediate stabilization and then a Phase 2 that would address back‑porch ADA access and other improvements. Commissioners encouraged a short technical inspection with the building inspector to quantify remaining needs and advised limiting upstairs occupancy where structural concerns remain until the next phase is scoped and costed.
The commission discussed a possible grand‑opening event with the historical society once final cleaning and punchlist items are complete. Commissioners also emphasized prioritizing Thompson House work in the 2026 work plan.
Next steps: staff will coordinate a site walk with the contractor and the building inspector to develop a prioritized scope, and commissioners expect ADA access work to be considered for the coming summer construction season.
