At the Feb. 4 special magistrate hearing, the magistrate approved two negotiated lien-reduction agreements between property owners and city staff.
4716 Garden Avenue (CE18100094)
City staff reported the property had been out of compliance for 315 days with an original fine total of about $63,000 (daily fines and related assessments). In a settlement reached with city representatives, the lien was reduced to $9,450 with a 90-day payment window. The property manager Raul Rodriguez Pereira Neto acknowledged the agreement on the record.
1909 North Tamarind Avenue (CE24092644)
A second long-standing enforcement lien with an original assessed amount near $61,400 was reduced to $3,000 under a similar negotiated settlement with 90 days for payment. Property representatives confirmed they could meet the reduced amount within the time provided.
Why it matters
These reductions remove very large outstanding administrative balances from the city's receivables in exchange for immediate—though reduced—recovery. The magistrate approved the negotiated amounts after hearing testimony from city staff and confirming respondent agreement on the record.
Orders and follow-up
The magistrate entered orders documenting the reduced amounts and the 90-day payoff schedule; staff will prepare and mail the formal orders and monitor payments. If respondents fail to meet the reduced-payment deadlines, the original lien amounts may be reinstated per the magistrate's orders.
