The Omaha Planning Board approved Holy Name Housing Corporations preliminary plat for Tukey Heights Replat 1 and rezoning from R4-35 to R5, plus a waiver of section 53.8.4(a) for lot depth and a Planned Unit Redevelopment (PUR) overlay to lock the site plan.
Caleb Lamprenierson, the applicants representative, described a mix of single-family, duplex-style and row-house units with central green space. Neighbor Ron Rickman said the proposed lots looked small and could depress property values; staff (Eric England) replied that the requested 85-foot lot depths differ from the 100-foot standard but are consistent with surrounding properties and balanced by additional on-site open space.
Staff recommended approval subject to the conditions in its report. The board approved the lot-depth waiver, rezoning and preliminary plat in separate motions; both motions carried 6-0. The board also approved the related PUR overlay (which includes zoning modifications such as reduced lot width) 6-0, with staff asking for final plans before forwarding to city council.
