The Knox County Board of Zoning on Wednesday approved a series of routine rezonings and several engineering-driven street-name changes while handling several controversial land-use requests separately.
Among the routine items the board approved rezoning requests that planning staff and the Metropolitan Planning Commission had recommended, including conversions from Agricultural to low-density residential or commercial zoning for multiple small parcels across several commission districts. County Engineering officials also explained that a string of name changes — including renaming portions of Andes Road and Ball Camp Pike to Ball Road and Bailey Farm Drive — were needed after the Shod Road corridor project realigned local streets to improve emergency access. Commissioners said they appreciated the difficulty of changing longstanding addresses but approved the changes unanimously.
Why it matters: The approvals implement portions of Knox County’s comprehensive plan and a series of engineering fixes intended to improve emergency and maintenance access along recently constructed corridors. For property owners, the approved rezonings clear the way for future development proposals and plan-review phases where detailed engineering and stormwater mitigation will be required.
Votes at a glance: The meeting record shows multiple voice votes approving planning commission recommendations. Where a formal roll call occurred, the board recorded results in the official minutes. Examples from the night: Item 1 (1420 Chirk Pitt Road) — rezoned to RA, planning recommended 12–0; items 3–6 (street-name changes) — approved by voice vote; multiple small rezones on Clinton Highway and Campbell Station Road approved after staff conditions addressing buffers and access.
What’s next: Most of the approved rezonings still require future development-plan review and permitting steps (stormwater approvals, access permits, and any required road improvements) before construction could begin. Several items approved on consent will return to county staff for the development-review phase.
