Zoning roundup: commission approves several routine rezones, postpones one CN request for 30 days

At its Feb. 24 meeting the commission approved routine rezoning requests for properties at 2007 Robinson Road, 125 Highland View Drive and 2425 Mine Road, and postponed a neighborhood-commercial proposal on Governor John Sevier Highway for 30 days to allow the applicant and planning staff to clarify intended uses and conditions.
The Knox County Zoning Commission handled a mix of routine and contested business on Feb. 24.
Small rezoning requests that drew little or no opposition were approved by voice votes: Benchmark Associates’ request at 2007 Robinson Road to rezone from agricultural to RA low-density residential to allow one additional home; Paul Blake’s rezoning at 125 Highland View Drive to resolve a lot-line encroachment; and Molly Hughes’ rezoning at 2425 Mine Road from industrial to agricultural to allow an accessory dwelling for family use.
The commission postponed a request by Terry Romans for CN (neighborhood commercial) zoning at 1907 East Governor John Sevier Highway for 30 days after staff expressed concerns about consistency with the comprehensive plan’s place-type guidance and commissioners and the applicant said further coordination with planning would help clarify allowable uses (notably whether small retail or self-storage would be appropriate and how the 5,000-square-foot CN limits apply). Director Brooks and commissioners recommended the applicant meet with planning staff and the district commissioner before returning.
Other agenda items included routine housekeeping (agenda approval and minutes) and a public forum with two speakers sworn in.
