The Brentwood Planning Commission on Jan. 5 approved a preliminary plan for a four‑lot subdivision identified in the packet as BPC2509‑011 at the corner of Pinkerton and Bluff Roads.
Planning staff described the proposal as a four‑lot development with a shared joint‑use driveway to serve all lots and said there "will be no access to Bluff Road." Staff told commissioners the rear portions of the lots will be designated non‑buildable to provide on‑site stormwater detention and listed standard conditions of approval; staff recommended approval subject to those notes.
Preston Ayer of Stone Ridge Engineering, the civil engineer representing the property owner, said the applicant "agree[s] with staff's recommendations of approval" and asked the commission to approve the preliminary plan. Commissioners asked about site constraints and stormwater management. Planning staff and the applicant explained that the lot layouts converge near the top of the slope, that trees in that area are being preserved, and that runoff will be captured in a drainage easement and routed via a ditch to an on‑site detention pond. The applicant said an existing culvert will be upsized from a 15‑inch to a 24‑inch pipe to convey the outlet flow.
Commissioners also questioned the small rectangles shown on the preliminary plat that represented approximate future home footprints; the applicant said those are placeholders, that final building envelopes and first‑floor buildable areas will be defined on the final plat, and that each lot will need separate site‑plan approval before individual homes are allowed.
After questions and a brief exchange, a motion to approve the preliminary plan was made and seconded. The chair announced the motion carried and the applicant thanked the commission. The commission did not record a named mover or seconder in the transcript. The final plat and site‑plan materials will return to staff and the commission for subsequent approvals.
The commission moved on to other business after approving the preliminary plan.
