Council approves rezone to fold parking parcel into Desert Industries property

The Layton City Council voted unanimously Dec. 19 to approve an ordinance changing a parcel at roughly 915 W. Gordon Ave from R-18 to CH so the lot can be consolidated with adjacent Desert Industries property and used for parking.
Chad Wilkinson, planning staff, explained the rezone avoids a split-zone condition after a pending property-line adjustment and said the planning commission recommended approval. Staff noted the parcel had existing stormwater improvements and that parking had been used historically for the Family History Center property; the change formalizes Desert Industries’ use and aligns zoning across the adjusted lot.
During the public hearing no members of the public came forward to speak on the item; one resident had previously raised concerns to council members but did not appear for tonight’s hearing. Council members asked clarifying questions about the mixed-use overlay and whether the parcel falls within that corridor; staff responded that the parcel is not in the mixed-use overlay and that the rezone is consistent with good zoning practice to avoid split-zone conflicts.
A motion to close the public hearing and approve Ordinance 24-33 carried in a roll call vote; the mayor recorded affirmative responses and the motion passed unanimously.
