Commission approves Wildwood Hills preliminary plat after residents press for clearer tree‑preservation commitments

Civil consultant Sean McGraw told commissioners this is the first preliminary plat from the PUD and that the lot count has dropped from 44 to 42 after larger detention‑pond sizing. He said track‑2 of the PUD will capture most of the PUD’s open‑space requirement and noted opportunities for perimeter tree preservation.
Neighbors, including Vicky Hooks and Henrietta/Aneta Burton, said the track‑1 plat lacked clear commitments to preserve mature trees and the “Wildwood” character of the neighborhood. Burton asked whether the 25% open‑space requirement would be held in tract 2 only, which she said left track‑1 without explicit tree protection. McGraw and the applicant said they met with the HOA and planned tree‑preservation areas on the east and exterior of the project; McGraw also said he understood residents’ desire to keep larger trees and would work on options such as larger setbacks or common areas.
The commission considered these comments and the PUD language; Commissioner Harrison (the ward commissioner) moved to approve the preliminary plat, noting applicant willingness to coordinate with residents and staff on grading, erosion and preservation at final‑plan stage. The motion passed.
Next steps: applicant will submit final plat materials and engineering for technical review; residents will have opportunity to review final grading and tree‑preservation plans during final plat stage.
