At its Feb. 9 meeting the Rutherford County Regional Planning Commission approved a string of plats and a commercial site plan, with staff indicating outstanding comments must be resolved before recordation or building permits.
Preliminary plan amendment — Mockingbird Estates: Staff said the PUD amendment adjusts building placement and access after an identified drainage easement and pattern‑book changes; the total number of units remains unchanged. Commissioners approved the preliminary plan amendment with staff comments.
Final plats — Hickley Subdivision and Newman Subdivision: Hickley (3 lots on 6.56 acres) was approved with an off‑site septic soils easement noted in the plat. Newman (2 lots on 3.61 acres) was approved; staff said the plat follows a previously granted waiver allowing a lot under 5 acres off a private easement.
Clarence Wellborn lot‑line shift: Staff described a conveyance that will make 1 parcel slightly less than 5 acres and recommended a fire‑hydrant waiver because no new lots are being created; the commission approved the waiver with staff comments.
Conseil Subdivision: The commission approved a plat that reduces the previous preliminary plan by one lot and removes an existing house; staff said remaining checklist items must be resolved before the plat is recorded.
Foxcamp Commercial site plan: Staff reported TDOT required turn‑lane improvements in both directions; commissioners approved the site plan subject to staff and TDOT‑related revisions prior to construction permitting.
Each approval was made by motion and voice vote, with staff noting that final engineering, recordation and any required agency permits (for example, TDOT access approvals) remain prerequisites to construction or recording.
