The Holiday City Planning Commission unanimously approved a preliminary and final site development plan for Royal Holiday Hills Block C Lot 3, enabling an Arhaus retail showroom at 1900 East Rodeo Walk Drive.
Commissioner Prince moved to approve the proposal "based on the four findings that are included in our packet," and Commissioner Fawn seconded. Chair Roach then called the roll; Commissioners Tiffany, Fawn, Prince, Gong, Barrett and Chair Roach voted in favor.
Planning staff told the commission the Lot 3 plan shares site-plan elements with the two previously approved buildings on Block C, that the proposed materials and styling align with the site's Site Development Master Plan (SDMP), and that staff recommended preliminary approval subject to final corrections to be handled by staff. Staff also noted the proposal includes planter boxes on the upper level and 23 trees in the landscape plan.
Applicant representative Chris Longson described the concept as a low-impact, high-end retail showroom and said staff had covered the details. "We think it's gonna be a great addition to that block," Longson said. Commissioners asked about the main entry location (staff and applicant confirmed the primary entrance faces Rodeo Drive), materials and parking.
One commissioner noted the project provides 66 parking stalls while the code requires 57 and suggested aligning counts to the minimum requirement; staff did not identify this as a condition to approval but the comment was recorded in the discussion. Staff recommended minor final corrections before building-permit submittal.
With no members of the public appearing at the hearing, the commission closed the public comment period, approved the site plan, and adjourned the meeting.
