The applicant sought formal conforming status to allow one new single‑unit dwelling for staff housing, conversion of an existing dwelling to office space and one accessory equipment structure. Staff noted the site lies in a fluvial hazard (debris flow) area but said county review engineers concluded proposed drainage and design measures could mitigate hazard risk; zoning permits would require further engineer review for any new structure.
Staff also said the county comprehensive plan anticipates commercial resort uses in the Mount Princeton/Chalk Cliffs node and that the requested changes would not increase guest capacity. Commissioners asked about neighborhood outreach; staff said a pre‑application neighborhood meeting and mailings had occurred and no opposition was reported.
A commissioner moved to approve Resolution 2025‑55 granting conforming use status and the proposed expansion; the motion passed.
