Planning commission unanimously postpones rezoning for 1695 Pine Mountain Road to Feb. 4

The Kennesaw Planning Commission unanimously postponed consideration of rezoning application RZ202503 for the property at 1695 Pine Mountain Road to the Feb. 4, 2026 meeting to allow the applicant and neighbors additional time to resolve access and other concerns.
Staff described the proposal as a request by DRB Group Georgia LLC to rezone 8.823 acres from Highway General Business to Planned Unit Development–Residential to enable a townhome subdivision. Staff said it received a letter on Dec. 31, 2025 from Rosen Rosen Riley LLP asking to postpone the hearing to the February cycle so the applicant could address comments raised at a community meeting held Dec. 8, 2025. Staff also noted the case was advertised in the MDJ and signage had been posted on the property, which obligates the commission to hold the advertised public hearing.
Adam Rosen, representing DRB Homes and Rosen Rosen Riley LLP, told the commission that the applicant had been meeting with staff and adjoining property owners, had held a voluntary public input meeting, and had scheduled a meeting with the city attorney to discuss access to the property. "We did request to postpone tonight's hearing," Rosen said, adding that the applicant needed more time to finalize those discussions.
When the chair opened the public-comment period, Bish Wickerath, who identified himself as the HOA president for the Village of Pine Mountain, said the HOA "do[es] not have any objection to anything that they proposed at this point." After brief commissioner discussion to clarify the difference between tabling (indefinite) and postponement (set date), the commission moved and amended the motion language and then voted to postpone RZ202503 to the Feb. 4, 2026 meeting. The vote was recorded as unanimous with four commissioners present.
Staff said the case will return to the planning commission in February and, if recommended, will move forward to the mayor and council for final review and consideration.
