Staff described the parcel as roughly 8.5 acres located across Gateway Drive from an AEP property and said the proposed purchase price was $370,000 total (about $43,600 per acre), which staff noted was slightly below the low end of appraised values. The buyer agreed to accept between 14,000 and 18,000 cubic yards of dirt stockpiled on the site and to assume responsibility for removing that material as part of closing.
A motion to approve the sale passed in open session; staff was instructed to finalize the sale contract and include the dirt removal terms in the development agreement.
