The Pinellas County Board of Adjustment and Appeals on Aug. 6 approved a variance to allow a 9 foot 4 inch front setback for a garage addition at 1484 Hunter Lane in unincorporated Clearwater.
Planning staff told the board the 0.18-acre property is developed with a single-family home and that a similar side-loaded garage exists on the adjacent property; staff recommended conditional approval, saying the proposal would meet parking requirements and pose minimal impacts to adjacent homes.
Applicant Ryan Buecher told the board he lives at 1484 Hunter Lane and said he would attempt to preserve an existing tree but would consult an arborist before taking further steps. Board members discussed right-of-way and driveway configuration; staff explained the 50-foot right-of-way and how the property's setback is measured from the property line rather than pavement.
Mr. Baumstein moved to approve the staff recommendation with findings of fact; Mr. Bello seconded. The motion passed 6-0. Approval was conditioned on permits, fees and required right-of-way permits for driveway removal and replacement.
The board then proceeded to its next agenda item.
