Commission recommends approval of 16.43-acre church-property rezoning, 6-0

The Greenwood Advisory Planning Commission on Feb. 9 voted 6-0 to recommend that the Greenwood Common Council approve a zone map change for approximately 16.43 acres at 1225 West Smokey Road. John Cunningham, representing the petitioner, said the project would include a mix of RA (residential attached) and RM (residential medium) product types intended as maintenance-free, age-targeted housing; he estimated about 69 lots on the parcel (~4.2 units per acre) and noted coordination for a proposed future roundabout.

Staff recommended approval, saying the future land-use map depicts the site as a mix of single-family and medium-density residential and that the petition conforms with surrounding new residential development. Staff listed six commitments addressing design standards, trail construction per the Greenwood trail network, completion of a traffic impact study (TIS) and roadway/frontage improvements tied to engineering review.

During commissioner discussion staff and the petitioner agreed to coordinate alignment and timing for any future roundabout and to incorporate necessary frontage improvements into engineering plans. A motion by Mister Walker, seconded by Miss Stambaugh, carried unanimously, 6-0, forwarding the recommendation to the Common Council.

Next steps: the Common Council will consider the rezoning; final engineering and site-plan details will be determined during subsequent review stages, including any required right-of-way dedications and timing for intersection improvements.
