On Feb. 9 the Canal Winchester Planning & Zoning Commission voted unanimously to recommend Zoning Map Amendment ZM-26-001, which would rezone 6270 Bowen Road (two parcels totaling roughly 9.27 acres) from General Commercial to Limited Manufacturing.
City planning staff explained that the property comprises a main parcel (about 8.69 acres) and a triangular half-acre parking parcel and that the front third of the site previously received conditional-use approval in December for Oxford Automotive. The applicant, New River Electric, currently occupies the rear annex space without occupancy certificates; staff said the rezoning is the first step to bring the site into zoning compliance but does not itself grant occupancy or validate prior nonconforming activity.
Staff also cited broader context: recent community-plan updates and ODOT communication about possible changes to the US-33/Bone Road intersection that affect long-term access and land-use appropriateness. Commissioners asked whether lot consolidation or lot splits would be required and how screening requirements for outdoor storage facing US-33 would be enforced; staff said screening standards in the LM district and standard site-plan review would apply.
Majid Makloof, legal counsel for the applicant, introduced himself and apologized for the speed with which prior occupancy occurred, calling the operator reputable and describing the filing as an effort to rectify the situation. Staff confirmed the rezoning will proceed to City Council, with a public hearing and statutory readings; staff estimated the zoning could take effect around May following council review.
