Staff said the site meets B‑1 community business zoning and recommended approval of a planned‑use overlay (B‑1P) with conditions: installation of a 6‑foot iron‑rod fence behind landscaped frontage and a prohibition on signage or banners affixed above the fence. The committee voted to forward the item to the City Council for first reading.
The committee also considered a planned‑use amendment for a proposed expansion at 15 North Greenmount Road submitted by Braden Holzauer of BMBB Real Estate LLC. Staff described a proposed 19,500‑square‑foot expansion that would bring the building to roughly 62,000 square feet and requested an alternative parking plan supported by Institute of Transportation Engineers (ITE) data. City code would require about 187 parking spaces for the enlarged building; staff recommended allowing 160 spaces based on ITE motorcycle‑sales data (a reduction of 27 spaces). Staff recommended approval of the alternative parking plan and the expansion subject to conditions that include installation of an automatic fire sprinkler system and compliance with signage, photometric and landscape requirements. Committee members voted to forward the proposal to City Council.
Staff also briefed the committee on the city's July 3, 2026 celebration and presented a fireworks contract request. The vendor proposed a $40,000 show for the 250th celebration, which staff said is larger than prior years' budgets (about $20,000 when the program started and upper $20,000 last year); the committee approved authorization for the mayor to execute the contract and forwarded the matter to council for readings (first reading scheduled Feb. 17; second reading Feb. 23; final council action scheduled March 2).
All items were forwarded on staff's recommended conditions; no public comments were offered during the committee session.
