The Board of Selectmen approved a 10-year parking lease for the town-owned parcel at 28 Grove Street to Hobbs Incorporated on Feb. 10, authorizing staff to finalize terms that the Town Council had previously amended.
Public Works described 28 Grove Street as a strategic parcel that connects the lumberyard lot to Grove Street. Officials said the former house was removed and the footprint has been graded with gravel; Hobbs' proposal is limited to that footprint and will be used for employee parking only (no nighttime or commercial-vehicle parking). The lease includes a six-month cancellation clause that either party can invoke and an annual escalator calculated as twice the lumberyard parking permit rate, reevaluated each April 1.
Hobbs will be responsible for grading beyond the initial smoothing, snow removal for the parking area and sidewalk, and maintenance of plantings; the town will remove two small saplings and cover major capital changes as necessary. The Town Council had requested four legal additions; staff said those were appropriate and the town will incorporate them. Selectmen approved the parking lease subject to incorporation of the Town Council amendments, with a unanimous vote.
