Montgomery board approves planning recommendations, easements and gateway signage purchases

The Village of Montgomery Board of Trustees approved a series of routine and planning items Monday, including planning commission recommendations, easement acceptances and a gateway signage purchase.
Planning items: The board accepted the Planning and Zoning Commission’s recommendation to allow outdoor storage at Tangent Materials’ campus (PCC 2025-027) with conditions requiring building permits for fencing and limiting storage to the areas shown on the site plan; the recommendation passed 6–0. The board also accepted the commission’s recommendation on Teeter Automotive (PCC 2025-021) — a special use and parking/variance approach for 2235 Cornell Avenue — with conditions that include an approved landscape plan, limiting outdoor storage to specified parking spaces and maintaining at least 10 off-site overflow spaces under agreement. Owner Trent Teeter told trustees he operates eight bays inside the building and has arranged 10 spaces with Superior Beverage for overflow.
Easements and signage: Staff reported completion of compensatory storage at 1975 Aucott Road and recommended accepting a stormwater management easement; trustees approved the easement 6–0. The board approved an easement allowing gateway signage at a Cooper’s Hawk site near Route 30 and Ogden Hill and authorized the phase-3 signage purchase from Aurora Sign for $35,750; that purchase also passed by roll call 6–0.
Property conveyance: Trustees approved an intergovernmental agreement to convey a 0.23-acre remnant parcel near Light Road and the BNSF Railway to the Oswego Township Road District via quitclaim deed; staff noted Illinois statute requires a two-thirds majority for conveyances and the board approved the IGA 6–0.
Why it matters: These actions implement local signage and site-development plans, resolve completed stormwater obligations and regularize two planning cases that affect industrial and small-business operations in the village. Teeter Automotive’s approval included discussion of parking enforcement and a condition that building/fire inspections occur prior to second reading.
What’s next: Ground leases, construction and occupancy will require the usual permitting steps; the Teeter Automotive item will return for a future enacting ordinance and second reading on the board calendar.
