At the Jan. 14 meeting staff provided committee members with a preview of topics the town council will discuss at a Jan. 20 workshop, including development impacts, potential changes to building height in commercial and residential zones, short‑term rental regulations within the lodging overlay, treatment of basements for floor‑area calculations, and whether to add more prescriptive language to design guidelines.
Staff also discussed projects that may return to the committee this year and noted timing: if council directs a Local Development Regulations (LDR) text amendment on Jan. 20, staff estimated a typical LDR amendment process — including planning commission and council ordinance readings — would take roughly six to eight months before changes could take effect.
Committee members discussed when and how the DRC might be asked to review guideline changes; staff said they would coordinate if council directed staff to solicit DRC input. The brief staff update also referenced larger housing projects and financing gaps staff are tracking.
