The Design Review Committee on Jan. 14 recommended approval of the final design for P25‑219, a mixed‑use redevelopment at 110 Redmond Street, following a presentation by the project team and limited member comment.
The project, presented as two storefront commercial spaces at sidewalk level with five two‑story residential units behind and below‑grade parking, had been through a conceptual review Dec. 10. Staff said the applicants responded to two staff comments by revising clerestory/window details, clarifying the entry stair design and adding planter and guardrail detailing. The design team described commercial storefronts clad in a muted matte black and residential elements in natural wood, with bike parking and landscaping at the street edge.
Committee members praised the approach to breaking down the building mass on a small lot and the clear differentiation between commercial and residential uses. One member said the storefront glazing felt commercial but accepted that the zoning and neighborhood are in transition; another noted the adjustments to window rhythm and entry sequencing improved the design. The project team confirmed that parking access would use an existing shared driveway and that the below‑grade ramped garage meets the site constraints described in the presentation.
Committee member 4 moved to recommend approval consistent with the Design Review Committee guidelines; the motion was seconded and the committee voted to recommend approval, with the chair announcing the motion passed 4‑0.
The committee closed public questions and moved the item forward; staff will note the minor window and entry details to be reflected in final permit materials and verify landscaping and bike parking at permit review.
