Commissioners approve Terramor Development rezoning at 1416 Leverett Road

The Houston County Board of Commissioners unanimously approved rezoning application 2895 on Dec. 2 to change the zoning of 1416 Leverett Road from R‑1 to C‑2 at the request of Terramor Development LLC.
Attorney Catherine Willis, representing Terramor Development, told the board the property is under contract and is surrounded by commercial properties on two sides. Willis said the in‑town quarter designation in the county’s comprehensive plan supports commercial zoning there, that water service is adequate and that developers coordinated access and site plans with Public Works. She said the property will use on‑site septic and that buffers — fencing and landscaping — will be required to protect the neighboring residential property to the west.
During technical questioning, commissioners and engineers discussed stormwater and potential retention/retainage requirements; the development team indicated they would comply with additional retention measures if the county’s engineers request them.
Commissioner Touton moved to approve the rezoning per the Houston County Planning Commission’s recommendation; Commissioner Byrd seconded and the motion carried unanimously.
Next steps: Planning staff will finalize rezoning paperwork and coordinate any necessary stormwater plan changes with the project engineers and Public Works before permitting.
