Council approves variance and ordinance for Holly Hill Drive home reconstruction

Planning staff presented a variance request for 28818 Holly Hill Drive, where the new owner asked to construct to the original platted 10-foot side building line rather than the current 20-foot setback the city applies to lots abutting a street. Staff said the planning and zoning commission reviewed driveway depth and neighboring impacts and recommended approval.
The council opened a public hearing, received no testimony and closed the hearing within minutes. Councilmember Raymaker moved to approve the ordinance amending the zoning code to permit the encroachment; Councilmember Summerlin seconded and the motion carried. The ordinance includes a $2,000 penalty for violations and takes effect as provided in the ordinance text.
Council members welcomed the redevelopment and said they hoped the project would encourage additional infill and revitalization in the city. The motion passed and staff will follow up on any building permits and code compliance related to the variance.
