Summary
The La Porte Land Commission approved preliminary and final plat 26-01 to split 1101 Ohio Street into two lots, allowing a single-family and a multiunit dwelling to occupy separate parcels; staff said the lots meet R‑1C standards though one side-yard setback is under current minimums and future additions will need to comply with zoning.

The La Porte Land Commission on an unrecorded-voice vote approved preliminary and final plat 26-01, allowing the property at 1101 Ohio Street to be divided into two independent lots to separate an existing single-family dwelling and a multiunit residence.
Nathan Miller, who identified himself as the petitioner and said he resides at 1200 Virginia Avenue in La Porte, told the commission the parcel has two long-standing residences and two mailboxes (1101 and 1103) and that utilities and occupancy are currently separate. "It's simple and straightforward," Miller said, arguing the subdivision would be more convenient for the residents.
City planning staff (addressed by the presiding officer as David before the staff report) recommended approval. "Staff does find that the proposed 2 lot subdivision conforms to the guidelines set forth in Chapter 82, Article 5, Subdivisions of the City of La Porte Municipal Code," the staff report stated, noting access to Ohio Street, fire protection access, and public utility coordination.
Commissioners pressed staff on zoning implications. The staff report and subsequent discussion noted the western parcel’s side-yard setback — about 4½ to 5 feet — is less than the R‑1C zoning district’s minimum; staff said that condition exists now and that any future additions would need to meet current zoning setback requirements. The report also described an easement recorded on the plat to guarantee ingress and egress for both lots.
After the staff presentation and brief questioning about utilities, access and nonconforming conditions, the presiding officer moved to approve the subdivision as presented in the meeting packet; a commissioner seconded and the motion carried by voice vote with no opposition recorded on the record.
In other business, commissioners moved to continue the current chair and vice chair for 2026 if the incumbents accept and discussed nominations to the Downtown Design Review District and the Newport Landing Design Review body. Staff reported no new updates to the comprehensive plan. The commission adjourned following a motion and second.
