Commission recommends board approve revised elevations for Scofield Avenue Lockery, notes parking and garbage adjustments

The Weston Plan Commission on Aug. 12 recommended that the Board approve updated site elevations, landscaping and site plans for the Scofield Avenue multi-tenant redevelopment at 2302 Scofield Ave, a project that previously received TIF funding.
Staff said the original approval authorized a three-tenant building under a development agreement tied to TIF funding. Since that approval, the original large tenant (Anytime Fitness) withdrew and the owner reconfigured the space into four tenant units. Staff reported the primary changes are a revised building elevation (an additional door and minor facade changes), landscaping updates and relocation of the garbage enclosure after the hauler declined the original placement. Staff told the commission it reviewed parking requirements and concluded the reconfiguration likely reduces overall parking demand (office/retail spaces typically require fewer spaces than a fitness center), and staff is comfortable with the current parking shown on the revised site plan.
Commissioners discussed rooftop mechanical screening and the need for a privacy fence where multifamily housing borders the site. Staff confirmed Waste Management had approved access to the new enclosure location. Commissioner Zagami moved to recommend approval of the site plan elevations to the Board; Commissioner Gernt seconded. The motion passed on a voice vote. The item will go to the Board for final action and any TIF or development-agreement decisions.
