Revised site plan reduces units to 194; open space and parking adjusted

Berry said the original rezoning submittal had 213 units (77 townhomes and 136 multifamily). The governing body later approved a rezoning that reduced the total to 198 units (122 townhomes and 76 multifamily). The applicant subsequently revised the site plan again and the latest proposal contains 194 units: "there's a 102 townhomes and then 92 multifamily units," Berry said. Berry also identified 10 ADU units and said on‑site parking would total about 515 spaces (including driveways/garages counted partially), while open space decreased from the original 35% to about 33%.
Berry noted the governing body declined to add a right‑lane taper for a nearby turn lane and preferred to keep parking arrangements. Commissioner Carrera commented the proposal still seemed too dense. Berry answered procedural questions and said staff would bring the full site-plan materials to the commission when the site plan is submitted and approved by the governing body.
No formal vote on the site plan occurred at this meeting; the presentation was informational and advisory to the commission.
