Valley Vista condo wins BZA approval for rear loading berth with move‑in limits

Valley Vista Condominium Association presented a self‑certified application (21409) to install a 10‑by‑20‑foot service and delivery space at the rear of its apartment building and adopt a binding move‑in/move‑out protocol to reduce alley disruptions. The applicant said the building had historically caused limited alley obstruction during moves and roof work, and described a revised move‑in plan requiring reservations and limiting moves to one four‑hour slot per day (9 a.m.–1 p.m. or 1 p.m.–5 p.m.), prohibiting Sundays and holidays. The association also added cameras, signage and a registration requirement for moves.
DDOT and the Office of Planning reviewed the loading management plan and transportation statement and did not object to the requested relief, subject to a condition that the loading and TDM measures be implemented. The board asked the applicant to docket a redacted version of the move‑in plan to the record and then approved the application with conditions; the final written order incorporated the move‑in time limits and the requirement that the association implement the submitted loading‑management measures.
