Council approves outdoor storage yard and 7,000‑sq‑ft warehouse with conditions and buffer requirements

The Pinellas Park City Council on Feb. 10 approved a conditional use (CU‑0825‑0013) and a preliminary site plan (PSP‑0825‑00004) allowing outdoor storage of vehicles and construction equipment and a 7,000‑square‑foot warehouse on a parcel zoned M‑1 Light Industrial.
Planning coordinator Kira Brown presented the applications and supporting maps, explaining the conditional‑use criteria and the requested waiver to reduce the 300‑foot separation from a residential district measured from property line to property line. She said the proposed outdoor storage area is roughly "76,000 square feet" and the warehouse is "about 7,000 square feet," and outlined proposed mitigation including an 8‑foot solid fence or wall, a 10‑foot landscape buffer along the primary access right of way and siting mechanical equipment at the side furthest from the residential zoning district.
During public input and council questioning, neighbors and council members raised concerns about fence materials and maintenance — several council members expressed a preference for nonwood, low‑maintenance materials to avoid degradation over time. Applicant Jean Buckley, who said building plans under review will result in a structure "not be higher than 25 feet," committed to meeting fencing, code and landscape buffer requirements.
Council moved to approve the conditional use and the preliminary site plan; the conditional use motion carried with a 3‑1 vote (recorded as "Motion carries 3 1. Abstaining" in the minutes) and the preliminary site plan motion carried 3‑1 with Mayor Bradbury recorded as abstaining at the vote. Staff noted that any revisions to the site plan will require additional review and possibly further council approval.
