Joey Sobs of Community Development said the presence of an existing shed prompted the need for a variance to allow a second accessory structure or use on the lot. "Seeing as how there's a shed in the backyard, they need a variance to have a second accessory structure or use on the property," Sobs said, and recommended approval with the same two conditions outlined for the previous variance.
Reeves Newsome, the homeowner's contractor, reiterated that the facts were accurate and said his company has completed similar projects in Smyrna. The applicant confirmed acceptance of the conditions.
An unidentified board member moved to approve the variance; after a second the chair announced the motion passed unanimously.
