Teton County’s Planning & Zoning Commission on Feb. 10 recommended approval of the Lauber Lane preliminary plat, contingent on staff and commissioner review of the submitted nutrient/pathogen (NP) evaluation prior to Board of County Commissioners consideration.
The application proposes six developable lots (2.9–13 acres) and a 40.88‑acre open‑space parcel from an existing 85‑acre property. Staff highlighted wildfire‑hazard and wildlife overlays, steep slopes and that the fire marshal had suggested roadway and turnaround changes; earlier concept‑stage discussion focused on clustering development and protecting aspen stands and migration corridors. The applicants said they had clustered development to the north portion of the parcel and converted the south end to open space and trail access to reduce habitat impacts.
Commissioners asked whether the 200‑foot LDC requirement for primary access could make some lots noncompliant and discussed whether the fire marshal’s acceptance of engineered driveways with turnouts would be an adequate alternative to building full local‑road standard widths that remove vegetation. The commission concluded it could recommend approval with conditions and moved to include use of the NP evaluation findings in the BOCC packet; the motion carried unanimously.
