Planning commission backs major plat modification for Drakes Center Business Park

The Teton County Planning and Zoning Commission on Oct. 21 recommended approval of a major plat modification to split Lot 53A in the Drakes Center Business Park into three parcels. Staff reported the property is zoned IR (Industrial Research) and that proposed lots meet the one-acre minimum in the zone.
Joshua, planning staff, noted the property is fully within the countys big-game migration corridor but observed the parcel lies in an approved industrial subdivision and public works and the fire district did not object to access or layout. Terry Cook of Nelson Engineering, representing the applicant, said the road and driveway exist and that the applicant will coordinate inspections and sign-offs with public works.
After discussion, one commissioner moved to recommend approval, and the motion passed unanimously on roll call. The commissions recommendation will be forwarded to the Board of County Commissioners for final action and recording.
The commission asked staff to ensure public-works sign-off on road construction prior to final plat recording and to forward the recommendation packet to the BOCC along with any inspection notes.
