Commissioners approve rezoning on Las Casas Pike for commercial services

Rutherford County commissioners voted Feb. 13 to approve a rezoning request (REZ25-001) affecting parcels at 3273 and 3299 Las Casas Pike.
Planning Director Doug DeMasi told commissioners the application seeks to convert portions of the larger 32-acre site — roughly five acres — from Residential Medium and Commercial Neighborhood designations to Commercial Services, a classification intended for retail trade and consumer services. DeMasi said an existing gas station on the 3299 parcel would be encompassed by the change and that “access, parking and landscaping would all have to be brought up to county standards.” He noted there is no development concept plan attached to the application and described the single-family home on the larger tract as a legally established nonconforming (grandfathered) use if rezoned.
Chairman Phillips opened the public hearing on REZ25-001 and, seeing no speakers, closed it. Commissioner Robert Peay moved to approve the rezoning “with the planning commission’s recommendations,” and the motion carried.
The planning commission had recommended unanimous approval following its public hearing. DeMasi told the board that because both Compton Road and Las Casas Pike are state roads, the Tennessee Department of Transportation would need to be involved for any intersection improvements, and East Compton Road — a county road — could require joint participation.
Next steps: the rezoning ordinance will be processed consistent with county procedures; DeMasi said site access, performance standards and landscaping will be enforced as development proposals are submitted.
