Somerset — The Somerset Town Council adopted two ordinances intended to ensure prospective buyers and renters are informed about town-specific rules.
Town Manager explained the sale-disclosure ordinance would require use of a signed disclosure form detailing Somerset regulations separate from Montgomery County rules. Town Attorney said the council would also approve a companion form to be provided to GCAR, the Greater Capital Area Association of Realtors, for their use. “It basically just cuts and pastes from the proposed code language into a form that realtors can use,” the town attorney said.
Council then adopted an ordinance to require a lease addendum addressing the same town regulations for rental properties and voted to add a new chapter on landlord-tenant relations to the town code. Several council members discussed the GCAR review process and asked staff to share final addenda used by neighboring municipalities as reference; the attorney said GCAR might make stylistic edits but was unlikely to change substantive requirements.
The ordinances were adopted by voice votes. Council members said the measures are designed to reduce future misunderstandings and to make property-specific town requirements transparent to owners, buyers and tenants.
