The Walton County Board of County Commissioners voted 4–1 on Feb. 26 to approve a small‑scale future land use amendment and rezoning (project FLU25‑000027) for roughly 58 acres at 2909 E. State Highway 20, changing the designation from rural residential/rural village to general commercial.
Applicant representatives and planning consultants said the property lies on a major roadway corridor and that the proposal would create commercial pods intended for neighborhood‑serving uses (office, retail, personal services) rather than large industrial facilities. County planning staff and the applicant noted surrounding context includes industrial and commercial uses and the proposed designation would be consistent with broader county planning guidance and with adjacent annexation and zoning activity in the City of Freeport.
Commissioner Curry dissented, saying Highway 20 lacked funded widening projects in the near term and expressing concern about traffic consequences as large residential developments (including a nearby carriage/car development) move forward. Several commissioners said typical development orders would require turn lanes, traffic mitigation and other infrastructure paid by developers; staff noted Highway 20 is on the regional TPO list though not currently funded for widening.
The planning commission earlier had no official recommendation after a split. The BCC accepted the applicant's packet into the record and, after discussion and limited public comment, adopted the change by majority vote with one dissent.
