The Edinburg City Council on Nov. 5 approved a collection of land‑use items that included two comprehensive‑plan and zoning updates, multiple variances on subdivision and lot‑size rules, and a special‑use permit for an event center.
Council approved a comprehensive‑plan amendment and rezoning at 801 South Road from neighborhood commercial to general commercial at the request of AEC Engineering LLC. The council also approved a rezoning at 121 South 21st Avenue to a commercial neighborhood district despite staff notes that the future land use map showed residential designations; P&Z had supported that request.
The council granted variance requests related to subdivision and building standards, including reduced rear setbacks to allow townhouse construction in new subdivisions (Melden & Hunt) and other variances supporting the La Siena and Sunset Grove subdivisions. Council also approved a variance request allowing a single‑family home south of the burning center off Raul Longoria to proceed without full subdivision reviews.
Separately, the council approved a special‑use permit allowing on‑premise late‑hours alcohol service at 208 East Canton Road for Memorial Event Center LLC. The motion passed with one abstention; the record noted Mayor Pro Tem De Leon abstained on that vote.
Staff indicated some items were pulled from the agenda for later consideration, and P&Z and staff recommendations factored into several approvals. No further direction was given on implementation timelines during the meeting.
