Staff said the PD‑37 amendment updates the concept plan without changing the underlying zoning designation or overall intent. Key design changes include modified internal street alignments, more uniform lot sizes, a reduction in corner lots, and a reconfigured layout that increases total open space from 1.3 acres to 1.5 acres and redistributes green space to be more centralized and accessible.
