Planning commission recommends PD‑27 amendment for The Trails in Trophy Club

The Trophy Club Planning & Zoning Commission on Feb. 12 recommended that the Town Council approve an amendment to Planned Development (PD) 27, known as The Trails, a proposed 18‑lot single‑family subdivision on approximately 7.603 acres north of McQuery Street and Milsons Pointe Drive.
Staff told the commission the amendment replaces the concept plan and related exhibits but does not modify the approved land use, PD zoning designation, density or the overall development framework established in Ordinance 2025‑36. Staff also said the town attorney is reviewing the ordinance as to form and legality and recommended that the commission forward the amendment to council with a recommendation of approval.
Commissioners asked several questions about site access and pedestrian safety. A resident, Greg Fox, who identified himself as a Trophy Club resident, described planned pedestrian crossing treatments: “we're gonna have signage, and we're actually gonna have reflectors that go directly over,” and said pavers will be used to change the color of the crossing so it is more visible. Staff confirmed the existing walking path alignment will remain in place and said a signal button is not planned “at this time” for the few homes served, but could be added later if conditions warrant.
No members of the public spoke during the hearing. After discussion, a commissioner moved to recommend approval of PDAMD26‑001 (PD‑27 amendment) as presented; a second was given and the motion passed on a voice vote. The commission chair stated the amendment is recommended for approval and the item will proceed to the Town Council for final action.
