The City Plan Commission on Feb. 12 approved two waiver requests tied to FS26008 (Gemini Landing), allowing an industrial, single‑lot development to retain a dead‑end access and not construct a cul‑de‑sac at the termination of Saturn Place.
Staff said the site is an industrial lot surrounded by built‑out parcels and that extending Saturn Place would offer little material benefit. Because Saturn Place ends at the site and Saturn Place exceeds 150 feet in length, the subdivision rules would normally require a turnaround; the applicant requested waivers for interconnectivity and the cul‑de‑sac requirement. Fire reviewers had examined the site plan and, according to staff, indicated the proposed public access easements and site orientation addressed emergency access concerns.
There were no public speakers. Commissioner Bearden moved to approve both waivers and conditionally approve the plat subject to staff comments; Commissioner Risher seconded. The commission voted unanimously to approve the waivers and conditional plat approval.
The waivers permit the applicant to proceed under the conditions noted by staff and subject to the standard Council review where applicable.
