Summary
The acting zoning administrator approved an environmental and design review for a roughly 35-square-foot rear addition at 108 Wimbledon Way, finding it meets development standards; the decision is appealable within five business days.
Acting Zoning Administrator Christina Estebio approved an environmental and design review for a rear addition at 108 Wimbledon Way on June 11, saying staff had recommended approval and that the project meets required findings and conditions.
The project, presented by planner Jose, would add about 35 square feet to the rear of an existing single-family home, creating an additional bedroom, bathroom and family room. Jose told the hearing the existing house is roughly two stories and about 1,165 square feet and that the addition is architecturally integrated with matching exterior materials, window placement and roof pitch. Staff recommended approval with standard conditions addressing height, setbacks, coverage and construction management.
"I approve the project subject to the conditions of approval," Christina said at the hearing and reminded attendees that the decision is appealable within five business days and becomes effective on the sixth day if not appealed. Attendees asked about the conditions after the decision; staff said they would email the conditions and include them in the final decision package. The conditions discussed by staff and the applicant included temporary fencing for security, prohibitions on rooftop equipment, maintenance of lights and safety, and limits on hours of construction.
The zoning administrator recorded no formal roll-call vote; the approval was made administratively by the acting zoning administrator. Those who wish to appeal must file an appeal by email to the planner with the required fees and a written letter within five business days. The file for the decision will include the staff report and listed conditions of approval.
