The Town of Oakland commission approved the final plat for Briley (referred to in the packet as "Bridal") Farms Phase 1B, a subdivision on the north side of town consisting of 27 single-family lots plus open-space tracks and a conservation easement along the lake.
Brad Cornelius (Waytrim) told the commission the plat is consistent with the preliminary subdivision plan approved in 2022. He stated the town will assume ownership and maintenance for roads, rights-of-way and sewer utilities in the plat area while the homeowners association will privately maintain the stormwater system within the subdivision. Cornelius noted a particular lake-adjacent tract (Open Space Tract 1) is encumbered by an easement in favor of the St. Johns River Water Management District, meaning development rights there are controlled by that district and any future docks or work would require approvals from the district and county environmental review before the town would consider a permit.
The commission asked clarifying questions about docks and wetlands protections; Cornelius reiterated multiple layers of permitting would apply. Commissioners then moved, seconded and approved the final plat as presented.
